Tell the agent you are not sell a new house, where this new furnace comes for ( you can elaborate it further when bargaining)? Agent always have some reasons for the buyer or reality of today's market etc. That is fine, for your (agent) hard works and time spent, I throw in another $1000. if $1500 or $2000 counter offered from buyer, think about other conditions favor to you, then tell buyer a deal, final!
