Bargain! bargain ! bargain. Buyer's market ,as mimi-ge said, you don't have much bargain power, do you! To sell or to rent , any decision you make today, good or bad only time will tell.
You already broke your bottom line -$3000, don't want another -$3000. It is quite understandable. Bottom line is bottom line. If I were you, I hold my bottom line firm for sure. However, you made a big mistake and disclosed your bottom line to buyer agent. Mistake always costs something, or you have to pay for your mistake. So you should have a new bottom line. I say -$2000, but it's up to you.
Learned from first mistake you made, you may do it this way this time if you have a new bottom line as I hypothesized above. Tell the agent you are not sell a new house, where this new furnace comes for ( you can elaborate it further when bargaining)? Agent always have some reasons for the buyer or reality of today's market etc. That is fine, for your (agent) hard works and time spent, I throw in another $1000. if $1500 or $2000 counter offered from buyer, think about other conditions favor to you, then tell buyer a deal, final!

不降了,告诉中介price is firm, 说明白本来就已经因为同样原因让价了, 让他转话。真买家会让步。

不一定,今年春天卡北的很多townhouse几天就卖了。
 
看房子状态得把,有些房子,就算很多东西坏了,也不还价,大家还要抢。有些房子,一点点不好,那怕墙上有个洞,都能还几百快。

也不全是买方市场,有些地方还是要 BID得,并且没有SECOND CHANCE。 东西坏了也不修
 
换个最便宜的炉子 也就两千多,加税 不到三千。 楼主卖房,20年的炉子都不换, 这不是等别人压价嘛。
 
看了一下地段, 楼主,坚决不降, 最好别卖了, 在好好弄一下 三十五万开卖。。。。
 
有这钱,楼主好好把房子弄弄,加钱卖出去妥妥的。

另外中介拿你中介费,他会想办法成交的。
 
这个location挺好的啊,近TNT,到downtown公交方便,旁边就是IBM,实在卖不掉也好出租

我觉得这地方真得还可以,比那种巴屯,RIVER SIDE SOUTH 好很多。缺点无非就是老房子。不要降价,各花入各眼。爱住郊区大房子得,让他们再开车10 分钟去住豪宅。愿意方便得就会买你。降价不是最后成交得主要因素。还是要买家自己喜欢住那里。比如我不喜欢巴屯,就算10万, SINGLE,我也不喜欢。住郊区会抑郁。 祝楼主卖个好价格。
