不明白为什么好多人都抢着还房贷,以mortgage free为荣

my point: investing house marking if you have extra money. Otherwise, you will die lots of brain cells, and lots of worry, no life if you are a low income family (why gov give you milk money?)

btw, I felt poor when I received $20-50 牛奶金/month many many years ago.

btw, in Canada, lawyer money cannot be saved, but 请会计师的钱要省, because you can fix everything you self,
I do tax myself, I also appealed Revenue Canada two times for tax issues, and I all won before walk into Canada tax court room.

你这种思路根本就不该用mortgage买房的,自住房也是赌博的,工作筹够钱,cash buy最适合你了。

我知道湾区有很多越南人就这样的,工作存钱,不敢借mortgage买自住房,等了10年,总算等到了价格回到2002年的水平,然后cash buy。

投资回报不能超过3%只好尽快还贷款了。其实那个失业的中国人的投资房不一定是坏事,只要回报超过3%,有正现金流,正好可以支付放贷,弥补失业收入的损失。主要看贷款和投资回报那个高了。

Agree, IF someone gurantee 回报超过3%,有正现金流, I like to buy 3 more condo instead of 尽快还贷款. the problems is, if cannot rent out for couple months, if a bad renter didnot pay rent in time, .. kid need money in university study.....

look at mls.ca, ottawa, so many condos building for sale, .. hi, all 能人阿,佩服

good idea, I want to cash buy second one later if I have money and price down. 自住房以经福清了,now, enjoy life, travel, visist shanghai every year....try the noodle u recommended.

还有一个问题是市场的起伏,等你攒够钱时再入场,也许正直高峰,只要是一个上升的趋势,应当借贷早买。否则只能看着别人发财,望洋兴叹,国内很多手上有房的,价格翻番。 不知加拿大的房市是否已经接近顶峰,似乎有下降,或者停止上升的趋势。

1。美国房价已过谷底,但回升力度会比较缓慢

2.我说有可能跌的面目全非的是指ottawa房子,不是有人要等崩盘,要cash

buy吗。等他想cash buy的时候,房价肯定腰斩了,那时候他自住房也跌惨了,哪有心思再买投资房。

可你前面说过,加拿大房价不会大跌,因为至少5%的头款,所以我就有点糊涂了。

I feel lost job is also a main contribution.
投资 is different from 投机。Should do pressure test like bank, to sure the life quality is still good and you are not the person die in marketing change even if price down and interest increae. (risk management)

as long as your financial is health, you donot care and you can hold, long term, the price will back up.

federal gov hired lots of people in Ottawa during 2007-2009 so the marketing is hot, now it is cuting 20000 jobs and no hire at least 2-3 years. If you are luck to keep the job, OK, but if you lost, want to sell the house now, no one take over if you sell for a high price, after pay tax, lawyer, 5% 经纪,how many you left?
so, 耐心wait with a cash, and enjoy the life without worry if no price drop.
