Main Housing Stats for Ottawa, September 3rd, 2020, OREB Members sold a total of 2017 Residential Properties in August 2020, increased by 17%. (includes freehold and Condos).

1576 were freehold house sales, increased 22% and 441 were condo sales, increased by 2%.The five-year average for August unit sale is 1668.

  • Average Freehold House Price in Ottawa is $592,548 an increase of 22%
  • Average condominium price in Ottawa now $383,640 an increase of 24%

How long does it take to sell a Home in Ottawa?

Last month Residential houses took 14 days to sell versus 31 last year and Condominiums are taking 19 days to sell versus 43 days last year.

Free hold 房屋平均需要14天,去年同期为31天。有共管费的公寓平均需要19天,去年同期为43天。

“August's resale numbers were undoubtedly driven by the considerable increase in new listings that came onto the market in both July and August,”
八月的二手房交易销售数量是毫无疑问地被7月和八月大幅增加的新房源所推动。

states Ottawa Real Estate Board President Deb Burgoyne. “There were at least 300 more residential and 175 more condo listings added to inventory than we saw last year at this time.

In fact, we have not seen new listing numbers like this since August 2015,” she adds.

The question that comes to mind is: what is propelling these new listings?

Well, there are several contributing factors; there are Sellers that are ready to capitalize on their investments, there are those who may be moving into new builds or further out of the city, and let’s not forget boomers who are downsizing or perhaps moving into rentals.”

“Whatever their motivations, if the rate at which properties are coming onto the market can be sustained, it will surely bring some much-needed balance.

For some time, as inventory comes on the market, it is quickly being absorbed. If this increased listing trend continues, at some point, the housing stock may finally build to a point that demand is going to be somewhat satiated,”

The reason that we have so many offers highights the number of active buyers in the market-due to a variety of dynamics, such as record low mortgage rates, recently announced decreased debt/equity thresholds,

“This is an extremely challenging market for many, especially those on the buying side. Many are experiencing what we call ‘buyer burnout’, having placed many offers without success.

现在的市场对于买家来说极具有挑战,很多人经历过我们称之为“买家倦怠”,提交很多offer但都没成功。


Our current reality is perhaps making some buyers more pragmatic and compromising on what they accept, whether it’s a home’s condition, age, or location,” Burgoyne suggests.

目前的实际情况可能会让我们的买家更务实和折衷于现实,无论是房屋的条件,年龄或地段等等条件。
