地税收得比加拿大大部分其他城市都高很多。

有时候,真得佩服老外执着,花大钱和精力找律师去跟city打$400多元的官司,看起来得不偿失,但是是原则问题,能够帮助社会进步

城市越大税率越低?还是跟房价有关
 
8年的水费不交一般不会拖这么久。会转到property tax 下。后者不交一般法拍。8年没交可能还有故事

地税由三个部分组成: Municipal tax, education tax and other tax. (市政府税, 教育税 和区税)
影响地税金额得因数是物业评估价值和物业所在地区当年设定得 municipal tax rate, education tax, other tax rates.

物业评估价值是由政府部门负责。而税率是由房产所在地的市政府根据当年政府财政情况以及房子类型不同制定的。在大多地区,平均地税最高的地区是约克区的国王市 (king city) , 税率较低的城市是多伦多市区, 万锦市, 米尔顿, 列治文山或者旺市。

温哥华的不要太相信,100万以下基本都是condo 或strata,condo/strata fee 也不低,就是地税再加condo/strata fee

这事俺觉得得分几个方面来说。

第一,楼主为这件事骂市政府骂得对,该骂。

第二,楼主骂市府的原因和对象不对。出现这事的原因不是LRT大窟窿,而是市府的政府工太官僚,太无能。俺觉得这些政府工不是故意去收这400多块钱来填补LRT的大窟窿,他们可能连做这脏事的“觉悟”都没有。

第三,楼主因为自己晚交地税被收利息和手续费,就借这件事骂市府,骂得不合适。晚交税是自己的疏忽,吸取教训下次按时交就行了。而且没几个钱。没必要为此生气骂市府,不应该,也不值得。

第四,渥太华地税确实高。这一来是因为天气,这不怪市府;二来是因为市府开销和浪费太大,这可以怪市府。

Winnipeg 也九千多了。Calgary省里有钱,而且气候其实比渥村温和。魁北克更不用说了,全国每年补贴20亿扶持。

俺觉得用这张表来比较各地的房地产税高低很不合理。俺觉得更合理的做法是计算出各城市中位价格(用平均价格也行)的房产所交的税,然后拿来进行城市间的比较。这样的比较才能更客观地反映出各城市居民的房地产税的税务负担的高低。
