刚买了个房子。有些问题。

1)中国人一般都换油烟机.排风口安装正确的话,不会倒风进水.
2)地板响声是因为楼板和木档没固定好,从地下室找到没固定好的地方,向上斜打几个钉子固定就好.要是换地毯,那掉地毯后,从上往下钉几个钉子更方便些.
3)LAMINTATE FLOOR便宜实用.可自己作.HARDWOOD好看可增值房产,但一般要请人作,贵. 小方块的那种要用胶粘,现在不是很流行.要是有小小孩的话LAMINATE好一些.HARDWOOD很容易刮伤,砸小坑.过几年孩子大了再换不迟.

1. 能推荐一个在房子上打洞的专家么？ 这里的房子不像中国的水泥。打不好。潮气，水，会进到强里面的。
2. The seller told me that there is a pad added when they changed the carpet 5 yrs ago. So i am worried, if i will ever see or have access to the exact problem area from main floor.

Another problem I forgot to list:
There is a HUGE HUGE HUGE ice dam on all sides and all corners. The seller keep saying because they have a tree in front, so they haev less shine shine than others. But I checked the whole street, all houses in that area. Their tree is just a 2 floor high PINE, nothing too big. I am worried there are extensive heat leaked to the root to cause the ice dam, and Ice Dam then leads to more water leaking to roof....

1. you probably need a powerful hood-fan. I think all the powerful hood-fans are 6-inch for the vent pipe; check yours first..
2.Fixing underneath squeaking can be tricky sometimes, especially if it is on second floor...I asked the builder to fix mine when they did my one-year repair. Regret, since they cut my carpet..
3.Hardwood is best, but very possible you cannot DIY and force you to hire some people; Laminate is fairly easy, HomeDepot has course on how to install laminate floor..

1. 房子上打洞, you can do it as long as you have the right tool. Just caulk it carefully afterwards.
2. All carpet should have underneath pad, as a matter of fact, we even paid to upgrade the pad..as I said, fixing the squeaking is tricky. If you decide to change it to hardwood, then don't bother..
3. Does the house have eavestrough(?) installed? If not, that will cause some ice dam..
If you worried about the insulation (especially the attic), you can go to the hosue after snow and check the roof using binocular...if the roof is covered with snow as your neighbor's, you probably OK; otherwise, you will be in trouble..by the way, what's your inspector say about this ice dam?
i already checked with neighbor's roots. most don't have visible icicles 冰柱. 3-5 have visible 冰柱, like 5cm to 10cm. my house has a huge 冰柱. so big hanging there, it is more than 0.5M, overall size is like 10-20 times of those 5cm 冰柱.
i don't know any inspector yet. lawyer still working on the formal offer. the lawyer also said the big pine in front of the house may have too strong roots so the basement fundation will be moved by the roots. + the ice dam, 我实在是太需要一个好的Inspector了

Pine is probably OK..willow's root is the worest..
I was told actually, in Kanata willow is banned to plant in your front yard. Not only its root damages your own foundation, it also damages the underground public facilities (like the pipes etc)
In your case, I would highly recommend you to hire a good inspector...check the old posts in this forum, we talked about inspectors here several times before..
1)冰柱 is not ice dam.
2)5 years carpet usually still is ok
3) If tree has not move the foundation yet, you can cut the tree. If it already did, you wouldn't buy the house.
4)12x11 master bedroom is too small for most people’s taste.
5) Foundation is the wall of the basement not the floor. Dig the basement floor is ok.
6) It may be a good idea to pay more to buy a house you don't need to do anything for next 5 to 10 years. Since you can mortgage the money, but remodel is a cash only thing.

冰柱 is an idication of ice dam. My eyes are not good enough to see the ice dam from far, but the huge 冰柱 is very easy to notice.
