其实买房自己住, 只要经济能负担的了, 总是好过租房的. 我不是说了么, 在你租赁期过后, 你还剩下了什么呢? 每年至少$10K的房租...到头来不也是啥也没有么..

我说的是利息, 假如借20万,25年还,利息5.15%, 最终还$356019, 其中的$156019给了银行, 如果是10万,最终还$178008, 其中的$78008是利息.另外,在房款外还要交地税,水电和各种管理的费用, 并不是简单的房款而已. 所以, 买房要根据个人的实际情况,不能一轰而上. 总之, 住HOUSE比租房舒服,但是保值并不是真的, 除非房价飞涨而你有空房在手.
 
有一点买房子和租房子的区别,那就是买了房子给你一种真正的完整的家的感觉。。。
 
Play with this. You will have some interesting find. It will compare you rent and invest your down payment vs you buy a house. Basically at first few years the rent is cheaper than buy. After few years because the rent will increase but your mortgage does not. Buy is cheaper than rent.
But.... if you move from $1000 apartment to a 30W house. You will never beat rent.
But.... the quility of life......

做个简单的计算:
新TOWNHOUSE 24万, 付25%头期,借18万,20年还,利率5.15%, 20年后房子价格不变(考虑到房价会上涨,但房子也变旧了,所以价格不变). 最终付款$288693+$60000, 扣除房价24万,多付108693+6万的20年利息+地税2400*20, 忽略利息收入6万*3%*20=36000作为房价上涨幅度, 剩余108693+48000=156693, 每月多付156693/20/12=652.89.

This assumption is too strong and invalid. During the early 1970, the average housing price in Canada and Ontario was about $20,000; by the year 2000, the average price increased to $200,000, up by 10 times. I think in 30 years, the average price of unit might be near $1.5-2 million CAD. In the long run, housing price increases more than the inflation rate, which is around 2-3% each year. As long as the rate exceeds 3.6% annually, the price will be double in 20 years (using 72 divided by the annual rate of increase equal to the number of year needed to double the price). The trick is that the land price increases, even though the 房子也变旧了. Good luck!

我的观点是住HOUSE肯定比公寓舒服,但是说买房保值或是一种投资,我认为并不可信。 在你认为自己有能力享受时,考虑买房,而不是不论收入如何都要买,还自我安慰说是投资或保值。很多房屋中介都用这种观点来劝你买房。至于房租,涨幅一般很小,可以不考虑,而且现在房租一直在降。

Well, we have to compare apple with apple too. When you buy a house, you compare that with the rental cost of an equally big and nice and new house.

We were trying to rent a house before while we were waiting for the new house's construction, and we found that if we have to rent an equally sized house, it would be much more than our mortgage payment, and we would still have to pay utilities, and the rental houses are almost "never" as nice as the new house of course.

However if you compare an apartment's rent, of course it will be cheap but if you have little children and pets, it's very tough to live in an apartment.
 
CS2004可能是碰到了我也碰到过的那种人,所以才会有此牢骚.

这种人随处可见,一般头发已经开始发白,脸上有些皱纹,穿的是99年以前国内带来的样式的皮鞋.
神神刀刀,见面把问"你买房子了吗?房子保值,加拿大房子比中国便宜....."当成了过去的"你吃了吗?"一样的问候语.你不理他,他拼命地push 你买房,说得高兴时候会唾骂乱飞,一听到自己的ppt tax涨了的时候,第一个反应是我的房子涨价了,晚上又做发财梦了.
此种人还有个显著的特点,就是把加拿大当成情人,不许别人说一点不好,如果你敢说加拿大不好,他能从台海,到日本,到伦子,.................来批驳你.

以前,小弟也碰到过这种人,现在是敬而远之.

不知道你的中文如何,但是你根本没看懂我的观点,我没说公寓比HOUSE 好,只是不赞成买房是投资的说法。请先读懂我观点再回复。

I'm trying to say that if you need a house, and your option is to (1) rent a house or (2) buy a house, then buying a house of the same quality and size probably will cost you less than renting it.

Not everyone is suitable for apartment, and renting doesn't always have to rent apartment(公寓). You can also rent a house, and some people really need a house and will never consider an apartment.

For the last half years, we'd been looking for renting a house, but to be honest, it is very hard to find good quality house for rent ( > 3 bedrooms, less than 15 years old, 2-car garage, clean throughout, newer kitchen with good appliances, and clean bathroom, fenced backyard, good neighbourhood) and the rent for such house is definately not cheap at all.

We were so frustrated while looking around for rental house, and we found out that our house would cost a lot if we were to rent it instead of buying it.

但是,房子是商品,是有期限的。我不否认房价会涨,但是,没有特殊原因,不会无限上涨的。就你的例子,the early 1970 时的个人平均收入多少,利率多少,房子的位置呢?你考察过所有不同位置的升值情况吗?还有货币的贬值和通货膨胀。

It seems you do not understand the Statistics. Average is to average all the housing unit sale prices, take into account 房子的位置 and 所有不同位置. Statistics is based on facts, evidence, not on the theory, not on the logic (and not need to ask why or how come). This kind of data is published on the Statcan website. You can check yourself. The price I quoted is nominal price (market prices), and the 通货膨胀和货币的贬值 is included already。Anyway, it seems that you do not like to follow a common sense. Good luck!

no matter whatever the combination of answers for these questions, the average housing price then was about $20,000. I think any grade 8 student could undertand the meaning of this statement.

If you are not 云ing what Statistics Canada 云, at 99.9% you are incorrect, not the Statcan).

你认为8年纪学生都懂,你8年级毕业了吗?什么the Statcan website, 在哪, SHOW ME! 别净扯些没用的,整点干的! 最讨厌假大空的,整点数据。我不懂统计,我搞统计时你还玩尿泥呢。统计搞的好坏,关键是 建立合适的统计模型,讲讲你的模型和方法,还有如何提取样本?Common sense, 谁和你common? 没有一点科学的态度,还是玩尿泥吧。

Sum of all the sale prices in the markets over a specific time pioerd (usually over one year), then divided by number of house units. Pure average if you call it 统计模型. BTW the sale price means the transaction is completed, i.e. the buyer is willing to pay and the seller is willing to sell at this price.

你这是简单的平均值,根本不是统计。没有体现个体的差异和群体的关系。举个例子, 10套房子, 涨幅为(万)80,10,8,9,11,12,10,11,9,60, sum=220, average=22, 你能所有的房子涨幅为22万?
I am talking about the average housing (sale) price, not 涨幅. It is the first time I learn that 简单平均值根本不是统计.

结论: 房子付款24万外, 每月相当于多租一套ONE BED ROOM. 这里还没包括水,电和其他费用. 租房固然没剩什么, 买房虽然能剩一套房子, 但是, 成本还是很高的, 羊毛出在羊身上. [/B]

CS2004, I think you have totally misunderstood and please read people's comments carefully and think thoroughly before you post your rude replies. In your post, you made a comparison of "renting an apartment" vs "buying a house", but they are completely different scenarios. You should compare "renting a new house" vs "buying a new house", or "renting an old apartment" vs "buying an old apartment".

The problem with renting a house is that the landlords will also do their caculations and make sure your rent will cover their interest cost, maintenance, and the property taxes for that house, while you also have to pay your own utilities.

Last few months, we'd visited or called many of the big landlords who rent out newer houses and found that they all have a very low vacancy rate - none or only a couple houses left available for rent, so it's quite a different story than rental apartments.

If renting a house is costing you more than buying a simular house, why isn't it a good idea or investment to buy it? That's my point. From our experience while shopping around for comparable rental house, it does cost more for renting it than buying it.
