在加拿大什么时候买房子,最好是贷款利率处于高峰期。那时房价最低,选在低利息时代买房, 往往是房价最高的时候. 而且利息是波浪的, 所以高价房带来的是高贷款支出. 现在油价能源高涨, 带来的将是高膨胀, 所以银行利率早晚都得涨. 不用着急.

If you pay your house by cash (I know some people do), then probably your theory is correct...

OR you could put down more than 50% it would still be Okay to buy when mortgage rate is higher and prices are down.

Usually central bank raise the interest rate when CPI rise too fast.
 
I don't think the house price is totaly fluctuated with the mortgage rate. The mortgage rate is one of the factors affecting the house price, but is not the only factor and not a decisive factor either.

美国金融危机开始了,加拿大的经济也不会独善其身。 渥太华也不是所有的家庭都在政府工作。明年房价没有更多上涨的理由,总之要出手也等到明年春天再说!
 
房价可能再也不会回到6,7年前的水平了,在渥太华跌是跌不到哪里去的,个人认为房贷占家庭收入的20%以下比较保险,现在买新房风险加大,建筑材料涨得很凶,DRYWALL以前$8,$9一块,现在$12左右在HD.QUARTER ROUND TRIM以前8FEET一根$2, 现在$0.90一FEET.
如果现在需要买房,购买好的二手房自己翻新比较保险.

美国金融危机开始了,加拿大的经济也不会独善其身。 渥太华也不是所有的家庭都在政府工作。明年房价没有更多上涨的理由,总之要出手也等到明年春天再说!

the retirement of baby boomers. No matter where baby boomers work, they just want to cash out for retirement. I saw quite a few listing for retirement this summer. The trend is starting and it places the long term pressure on housing prices.
 
个人以为,由于通货膨胀,地税,银行利息的缘故,房价只要不涨,实质上就是跌了,现在的市场,买房更倾向于消费而不是投资。

goverment will build Light Rail Trans in Ottawa, there is project4 had been approved by city, choice a area and will get good return.

buy it when the house price is cheaper but higher mortgage rate?!

Buy it when you & your family need it and you can afford it. Price should not be the major factor. If the price is low and your children are already in university, you don't need it obviously.

Life is short. Try to make a smart decision.
