真要买房,还是看看再说吧,“好饭不怕晚”。

有的事情很难说的。Greenboro 一带前不久有一座 4 卧室 single house 挂牌出售,要价 429,900。 当时 Opem House 的时候本人曾去看过。今天已经售出。前后不过 4 个星期。

现在涨还是跌都无所谓,关键是成交量,反之,经纪人干着急啊!

I am looking around, most house price is over 380,000. check MLS for those house in city.

Now, the house price in the world is down, Ottawa should not be an exception. Long term, the price is sure go up, but during recent 7+ years, the price was increased almost double, same in Ottawa, that is very reasonable to adjust the price, especially during this recession period. Ottawa house selling time is from March to Nov. I believe after August the price will be more drop down, because not much people buy house in winter.

someone say the price is not important when u buy house for self-living. That is misleading, the higher price, the more money u have to loan, and more interest and more capital u have to pay-back. It is trade off the benifit of low-interest loan.

Also, the rate now is not as lower as the people said. The prime is low as 2.5, but it could be increased to 5% in one year. when u ask 5-year fixed rate, it is higher than 4.2% (who get better?), when I bought my first house in 2003, my rate is Prime -1, that is 2.5, 5-year fix rate is 4.8.
So, save the cash, wait for next year, ready to get in, pay more downpay, less interest, unless u really need house or one u really like.

But do u know what is the selling price? It could be selled as 340,000.
In vancouver now, it is very hard to sell as asking price, the final deal is about 10-20 % lower of asking price. That is why the price I see is most over 350,000, but the report said average price is about 310,000.

如果我没有理解或者记错的话,是买新建造的房子要加收8%的PST税(total 13%)。既然是新建造的房子要加收8%的税,肯定是一次性的了。
