Everywhere there are rich people, You gave me some individul examples in Ottawa, sure, I believe, but look at data provided by the friend Xiaomin (he gave a nice paper with strong argument, not just feeling), average price was $636,785 in Vancouver compared that 302,231 in Ottawa.
I just do my best guess, concluding that Price in Ottawa will increase because there is still a room, but not that high because this is only a local reasonable marketing. Average family income in Ottawa <80,000, what the house price can be afforded with high property tax and high utility fee/month? Sure there are some rich families but very small population (just 10% of total family income was over 140,000 in 2006 cross Canada, incluing Haber), they are mostly local rich man, not internationa rich. How many investment immigrants in canada/year? most are staying in Van, the price in Van is not support by Canadian dollars, it is supported by International money.
Price under 200,000 is very easy lifted to 400,000, then, there is a celling there, for most working class family, 500,000 is a big celling (except people who already bough cheaper house before 2004). The house price in westboro is increased this year (still cheaper comparing house in Downtown), it has big lot,but will touch the celling soon. next area will be carlinwood area, still cheap now.

regarding car, some people does show off, but people over 35 years age want safe, reliable, easy drive, also fancy if possible, and... If I have enough money, I will buy BMW, but I only have two car (one is Civic, one is Honda CRV (my wife is working in Gov too and want buy BMW X3), because Japan. car are cheaper, way more cheaper maintain fee, gas than BMW.
My several Chinese colleagues (all working in Fed gov, me too)like BMW, benz but.... I can afford a BMW, but I have to give up vacation trip...... so that is about money, after tax net money, not just show off.
I have some white friends (colleagues) in my Dept, seems most of them like BMW than Toyot, but they are even more "poor" than me.

Just discuss with you, it is only my personal opinion , I wish the price up, so I can sell my house in Vancouver, by the way, House in Ottawa town is not cheap as u think because of too old.

The price in Toronto is high, I guess because of huge immigrants come into this city.

I do know the reason for price up in Victoria (second or third high in Canada): lots of retired US seniors came to buy the house there. I had a white colleague working in Victoria as senior IT guy (BC gov) only bought a townhouse there, and run a very old second hand BMW 3xx (he is a car fan).

I describe Ottawa market is a local upper middle class market. That is why I believe the 500k celling is a under-estimate. The two examples of Westboro and Mooney Bay is still belonging to my definition of upper middle class. The rich people in Ottawa lives in Rockcliffe, Glebe, Island Park and Crystal Beach, which I don't think those should include in meaningful comparision in this board where the target is middle class range.

Having said that, I don't believe local market is cheap or will see another spike either. I wrote a post a year ago about price pressures from baby boomer and gap of Gatineau. Supply/demand dynamics is shifted along with demographic changes. Now one more new factor from city -- the urban zone will continue expanded. It is a stable market and continues to be.

Using a car example to proof the point is not suitable for Ottawa. Ottawa has a quite a large base of Fed contractors with income well over 100k and those contractors are working for Feds for a number of years (very unique also). Even though they can get deductible from car, those contractors seldom buy fancy cars. -- is it too striking in parking lot of Fed building? I happened to work with a lot of contractors. In one project, the average contractors got $200k and they are getting this pay for 3 years, but they are driving Caravan. Winstar - low profile, fat paycheck is the way of strategy. The same strategy applies to govt bureaucrats.

Don't get me wrong that Ottawa should catch to Vancouver or Toronto on purchasing power. The reality of Ottawa did not and never support this point. Just my 2 cents.

FromVancouver的幾篇帖子還是有些調查基礎的。Ottawa的房市確實是個Local-Market,但這正是它的優勢,不會像其他大城市那樣大起大跌。買自住房在OTTAWA這個時候正合適,買房作為投資應選Tor/Van,但現在風險很大。

Actually it is not difficulty, i did look around the house in that area (Rockcliff) , the house price around there most are around 500,000 or under 600,000, I can afford that without any problem. also tehre is a appartment building is that area.
THe problem is the house there are super old.

There are some milin.. house there that is for top 5% people.

How many year have u been in Canada? u donot know it is not big story to sharking hand with minister, be a neighbor with Haber here? but it is true we cannot get in Haber"s home because of security.

Go to visit that area, ,....., it is not like mid-south-sea in Beijing.

My there cents too:
(1) I believe your two examples, but go to mls, check how many houses are over 500,000 and how long these house are staying in the marketing. In westboro, island park...civic hospital and near areas u will find most are over 500,000, because house under 450,000 has been sold in a second!

I only pays attention in westboro (around) area, and my founding:
the most house under 350,000, conditional sold before showing, under
450,000, dependent on condistions, locations, above 500,000 (finally u can offer 490,000), stay very long, but alwats has exception. we can not use 1 or 2 exception case. The celling of 500,000 just my calculation based on the average income in Ottawa, maybe will up after yearly inflation.

My friend bought a house here 570,000 (his family income is just 100,000/year. how come? he plan to rent out 2 units of total 3 units.
this is also the way the working-class-people in Vancouver used: lost own life style. I donot think the gov employees in Ottawa will use this way to promote the house price here ottawa.

(2) contracter: contracters working for gov donot necessary get high pay! Actually some of them get low pay, no benifit, gov just donot hir them (some of my whites friends are extremely happy after being 3-5 years contracter).

(3) the car: if no enough money, hard to afford millins house and 600,000+ car, I am not talking the people who rent a apportment and run a fancy car with all money, that is not rich, it is fan.

just discusion, for your reference, because u said u never go to Van.

But this is his temperary home, we, tax-payers pay the "rent fee" for him and his family free staying. he have to moev out if he lose the position anytime, buy he has a very good pension plan and oter plan after losing position.

after droven around there for 2 hours, I gave up buying a house there. BTW, there are 3 agents works for me (no contact), they email me all information/posting, in different areas I am interested 24 hours early than posted in MLS, also sold houses for my reference.

(1) I can afford only up to $700,000 (3 - 5 times of my family income) unless I sold my house in Vancouver, but I want to keep, this is also the amount I can borrow from bank.

(2) most houses there are very older, also mixed up with appartment and semi. Some are really good with own big lot, but that is over 1000,000, not affordable, not because price, but property tax, and heating fee (cold winter), maintain fee, and re-sale problem.
