精华 Richcraft Vs. Urbandale and Riverside South Vs. Barrhaven

就我所知不少中国人买了这户型的，所以肯定不会很差，我就多讲其平面的缺点。

从平面图看其主要空间包括地库都挺正挺好用，但厨房显得略小，而且没有Pantry。

一楼的Ｐｏｗｄｅｒ　Ｒｏｏｍ设计有些勉强，造成门向Ｆｏｙｅｒ开，加上同样开向Ｆｏｙｅｒ的大门和车库门，会给那一带的交通带来一些不便（虽然平时几率很小）。

楼上的主人房洗手间的布局也有些局促：洗手池台面过小、便池位置不顺，悬挂毛巾等的杆、以及放化妆品药品等的Ｃａｂｉｎｅｔ都看不出装在哪里为好。

另外我个人不是很喜欢洗衣机和干衣机在楼上的方案，除非洗衣间够大好用，洗衣间门向外开也可能暂时堵住过道。

说老实话，本人对 townhouse 研究不多，胡说两句，仅供参考
亮点：
1 旋转楼梯
2 开放厨房
与 minto 的Manhattan 相仿

问题：
1 Laundry 在二楼，产生噪音+楼层震动，建议移至 basement
2 Bedroom3 稍小
3 Living room 狭长，难放电视。可华人又不习惯basement 的Family room, 尤其是冬天

不少老外都会要求加厚laundry的那个地板，不知道我的schedule c能不能加上这个upgrade了

I personally don't find the upstair laundry to be so bothering, because usually the laundry is to be used once a week! The shaking of the floor is a little bit exaggerating (at least in my townhome). Instead of increasing floor depth, upgrading to a quiet wall might be a good idea.

我个人感觉Bancroft适合年轻的家庭，因为Masterroom+study area十分之大，bedroom2，bedroom3相对小得很多，入门就对着去2楼的台阶跟厨房的门，我不是很喜欢那种感觉

现在只希望contractor的布线会简单点，我打算closing以后在cabinet下头还有上头布2圈的灯，把线藏在cabinet后面的墙里头，实在不行就在cabinet里头了。
在厨房的天花板改成2/3组的挂灯，自己在living跟dinning area安几个pot light

How about the design of this model?

I was told by the sale's person that richcraft may increase its price on Sept.11 due to the PST

I agree with 变态热狗 on Bancroft. After a short visit to the model at Woodroffe Estates, I find the two secondary bedrooms to be extremely small (only enough room to put a bed in it). If a couple or a couple with a small kid lives in the house, then the small bedrooms might not be so important. I also find the closets in bedrooms and the walk-in in the master to be small.

However, the first floor is absolutely beautiful in my opinion. The combined living dining room is bright and spacious, very suitable for bringing guests over for a small party. I also liked the long kitchen (with lots of cabinets) and the bright and big basement. Some people like the lower level design so much that they ignore the small bedrooms problem.

Congratulations! And a good model you selected. There are a slew of Sapphires at RS, so people must have liked it very much.

There are no design problems with this model, but it is kind of expensive to me. This model is very similar to the Finch model, except that Finch does not have a study room while Fillmore has one.
The dining room in Finch can easily be turned into a study, and you can have dinner at the breakfast area. Although I prefer Finch, I think other people who have bought Fillmore must have their reasons as well.

完全同意你的意见，一楼的Home Office极少能派上好用场（除非你真用来做Office：）），因为距离主要活动和居住空间太远，并不方便主人平时使用电脑什么的，最后那块空间也就被白白浪费掉。。。不过敞开窗户作健身房倒似乎挺合适？

当然完全不要Dining Room也需要慎重，倒是一般中国人家庭靠外的Living Room利用率都偏低（因为来了客人没有不往里面领的道理），可以在这方面想点文章。

我最喜欢的设计还是楼上一出楼梯就有个Loft的，因为那样不仅会使得楼上空间豁然开朗让人心情舒畅，而且更重要的是Loft或者可以当电脑工作间/读书室，或者可以在那里加一圈定制沙发垫，对面贴墙放个电视柜，从而成为一家人睡觉前过过电视瘾的好地方，这显然比起电视放在主人房要好得多。如果大电视放在地下室，楼上有个看电视的地方就更重要了。
