请问出租房,mortgage 的利息可以报税吗?

本人是新移民,来到渥太华就住在姐姐的家里,而老婆和孩子一年半后才来!
半年前买了一套二手的TOWNHOUSE,然后租了出去,打算等老婆他们来的时候,再要回来住。
现在听人家说,租房子,那些mortgage 的利息可以报税?有人清楚这个吗?
如果是真的,那我应该向借我mortgage的银行经理出证明还是有什么手续办理昵!

还有一个问题是,当初借mortgage的时候是用来买自住房的,而不是出租的,现在如果去银行出证明mortgage 的利息,会不会有矛盾啊?对mortgage会不会有影响。请大家帮个忙,解答一下!先谢谢!;)
 
Your bank should mail you a mortgage statement with interests specified on the statement. You may expect to receive this statement sometime around Feb or March time of the year.
It should be fine with the mortgage- the Bank would not change the interests or terms of your mortgage. But it's good if you inform them you have changed purpose of your property to avoid any potential troubles.
At least, you should inform your house insurance company that the property has been changed to rental. Otherwise the insurance company has the right to decline your claim if anything happens unexpected.

Yes. And they have different coverage. Make sure you notify your insurance, otherwise your claim might be denied.
 
如果想保持自住房的资格,那出租部分就不能超过50%。
mortgage 的利息可以抵出租收入,按比例抵。

Not necessarily. The insurance on your rental property could be cheaper because you don't need content insurance. You are only insuring the house against fire and natural disasters, etc. The tenants need to buy their own insurance for their personal belongs such as TV, laptop, camera, etc. Check with your insurance company and compare.
