If that's the case, of course a big if, then the party is over. Then it maybe the time for me to buy two more houses. Between now and then, stay put. My $$$ now is one half in cash with the other one half in stock market (mostly NWBO stock).
Even without a recession, it's high unlikely for real estate to appreciate double digit points, more likely a single digit point this year and the next, lagging behind inflation.
