关于房屋市场,还是让数字来说明问题吧。哈哈。
46年间,
房价上涨的年份41个,占89%
房价下跌的年份5个,占11%
最大跌幅1961年的-4.3%
涨幅超过5%的年份20个,占43%
涨幅超过10%的年份9个,占19%
涨幅超过20%的年份3个,占6%
2000-2001, 涨幅10.3%
1990-1999,涨幅5.8%
1980-1989,涨幅119.0%
1970-1979,涨幅133.3%
1960-1969,涨幅52.8%
1956-1959,涨幅20.1%
计算到这里,我自己都吓了一大跳!!!1990到1999房屋价格才涨幅5.8%!!!十年积累的能量这几年都会爆发出来的!!!而且这是经济发展的十年呀!!!就算今年内再涨10%,总体上看,房价涨幅仍然便低,大有上涨空间。别的啥也不说了,你们自己看吧。买了房子的就偷着乐吧,别忘了请我喝酒。

1-同期按揭利率变化
2-同期家庭收入变化
3-同期人口增长
4-成交变化
如果谁能找到以上四项的历史数据,我可以计算分析加权以后的房屋市场走势。近期买房的利弊就很清楚了。
