When people talk about houses, the important is "location, location, location". Thinking about Minto' champmill, how much it's price raised during the couple of years? Comparing to Minto, Phinex is much better.

Can anybody tell me if the purchase price in the agreement paper included the lot premium or not?

Wah, 40K increased in three months!

I have seen several reasons for the increase:

(1) Those DO don't talk. While quite a few concern about the quality of this builder, there are also quite a few see the bargin. The lots were hot in the sale office since last Fall and they ended up lacking labor to build the houses and have to postpond closing date.
(2) Though it is not a quiet place if the window is opened, the view it offer is not matched by others. Comparing with Richcraft charging you 80k to face to a dead pond, Phoenix only charges you 15k to have an open view from hill.
(3) Like others, HST probably has been included, but not sure.
 
For the same model, the one in Notting hill is 3.5W less than in Kanata. I wish I can live at the east end.
 
I just called the sales lady. She said the new price includes HST.

Very good point. And that area has unbeatable convenience.
 
The price before the recent increase didn't include HST. For the guys who made a purchase already, how did you confirm with Phoenix about the amount of HST you are going to pay? Did you go through your lawyer about it? Do you think it is necessary to do it?

It was written in the agreement. Phoenix will pay the amount for the price up to 400k. Then buyers pay the rest. For instance, a 500k house, the buyer will pay 100k * 6% = 6k. It will be further reduced by the percentage of house finished by July 1st. ie, if it is 50%, then the HST will go down to 3k. But I would rather bet for 0% according to the current progress.
 
I didn't see this clause in my agreement. :-(

你是愿意对着三条SPEED LIMIT在60到80公里的主要干道(Richardson Side Road, Kanata Ave, Terry Fox Drive), 对面是Carp Dump山丘的Good View呢?还是愿意对着一个更靠近大自然的, 无比安静的,偶尔有小鸟飞过,野鸭游过的Dead Pond呢? 我选择后者.

另外, Richcraft在Kizell Pond背对"Dead Pond"的Lot的Premium没有您说的8万那么多, 是2万左右.8万Premium的Lot是有, 但是那是超大Size外加Pre-Blasted Outdoor Pool的.

楼主买了Phoenix的房子, 唱好这个Site是应该的, 但是也不要质疑买Kizell Pond的广大群众的智商好吗?
